Assembling the Property
Commencing about four years ago, our group
began assembling several parcels of property in the fast
growing Rincon-Cienega Valley of Tucson for The Passages of
TucsonSM.
We identified and picked this unique fast growing area for
several reasons including its convenient Interstate 1-10
location and access, its mountainous views, and the fact it
is rich in history, culture, diversity, and natural
resources.
Our strategy is to develop The Passages of
TucsonSM
Villages, with co-developers, using proven development
standards, strategies, and market research that produce
positive results

The Passages of TucsonSM
propose to:
Have a geographic regional draw of up to 400
miles
• Penetrate all age, demographic and psychographic groups
• Draw people to the area that have never visited
• Expand visitor’s lengths of stay with mix of activities
• Increase frequency of visits
• Increase money spent per trip
• Attract day and overnight tourism market
• Have a high level of repeat visits
• Be a gathering place
• Attract international visitors
The concept plan includes a wide choice of
higher density residential homes. Such development is
contingent upon amending the current zoning code on the
Property to include residential uses.
With the growing scarcity of land, The
Passages of Tucson’sSM
freeway location, mixed-use zoning, and
environmental clearances will grow in importance.
