Primary Trade Area

A retail trade area was delineated for The Passages of Tucson in order to assess demographic and expenditure characteristics. The following map page illustrates the Primary Trade Area, considered to be the geographic area the project will draw retail patronage from.

The Primary Trade Area includes the population within a 30 minute drive time of The Passages of Tucson. This market analysis projects that The Passages of Tucson will capture 7.3% of retail trade potential in this area.

The delineation of the Primary Trade Area considers the following:

  • The Passages’ context in relation to the market and competing shopping centers

  • Road transportation networks, which affect access, commuting and employment distribution patterns

  • Significant natural and man-made barriers

  • The patterns of residential and commercial development

Secondary Trade Area

The Secondary Trade Area is the balance of Pima County. Some of the communities in this area are Green Valley, Sierra Vista, Douglas, Tombstone, Rio Rico, Bisbee, and Nogales, Sonora. The Passages should capture a projected 4.2% of the retail trade potential for the Secondary Trade Area.

Tertiary Trade Area

The Tertiary Trade area for The Passages of Tucson consists of counties surrounding Pima County (Santa Cruz, Cochise, Graham, Gila, Pinal, and Maricopa). It also includes Agua Prieta, Sonora with a population of approximately 90,000. This analysis projects a capture rate of approximately 1.2% for the Tertiary Trade Area.

Additional Markets

Additional markets that have not been included in this analysis are the employment base and tourism. The Passages of Tucson is situated near a significant employment base that will likely become patrons. The Tucson area draws over 3 million tourists each year that spend approximately $1.8 billion. The Passages should become a destination for these markets but they were not factored into this analysis.
