The Business of Land Development

Hoffman, Howard and Miller families, the development team, are in the business of land development that has become more and more challenging each year. There is a continuing need, but a growing scarcity of developable land.

We combine Expertise, Skills, and Capabilities

Our expertise is to find and acquire opportunity priced undeveloped properties, located in established or growing markets, determine a need, obtain all of the development and entitlement approvals and market the fully approved development sites to specific users, builders, or co-developers.

Land Supply is Shrinking Because of:
  • Environmental restrictions
  • NIMBY'S (Not In My Back Yard)
  • Congestion concerns
  • Federal, state and local controls
  • Protection of water, trees, slopes, fauna, birds, wildlife, fish, etc.
  • Open space requirements
  • No growth advocates
We Create Value

Converting undeveloped land into approved development-ready sites create value. Members of the development group have a strong background in land development, demographics, market research, feasibility reviews, and strategies for governmental approvals.

The ability to secure approvals, commitment of public infrastructure, pubic financing, and entitlements is marked by uncertainty, lengthy delays and a complex approval process.

Members of the Development Group have been securing development approvals for over 45 years

Our experience ranges over the entire spectrum of land development from acquisition and planning to obtain governmental approvals to marketing to construction. Members of the families have participated in the development of land for over 45 years. Robert L. Hoffman is credited with being the "pivotal player in getting the Mall of America built"; he was a "major player in bringing the biggest business of all - The Mall of America", to Bloomington, Minnesota.
